11. MOVE-OUT PROCEDURES

Upon vacating, Tenant shall: (a) leave the Premises in clean condition, equivalent to move-in condition normal wear and tear excepted; (b) return all keys and access devices; (c) provide a forwarding address for deposit return; and (d) schedule a move-out inspection with Landlord within 72 hours of vacating.

12. GOVERNING LAW

This Agreement shall be governed by the laws of the State of Texas, including applicable provisions of the Texas Property Code.
